Sydney Science Park
Amendment 8 to Penrith Local Environmental Plan 2010 (known as Sydney Science Park) was published on the NSW Legislation website on Friday 28 October 2016. The amendment applies to land at 565-609 Luddenham Road, Luddenham and makes the following amendments:
Rezoned the land from RU2 Rural Landscape to B7 Business Park, B4 Mixed use and RE1 zones in order to provide for science based businesses, high technology industries, educational establishments, and research and development and ancillary residential uses.
Established a site specific clause that sets out a number of land based requirements such as: lot sizes for dwelling houses, non-residential development that must proceed residential development, the maximum number of residential dwellings/lots for the precinct, gross floor area requirements for retail premises and the maximum gross floor area for warehouse uses.
Established a maximum height of buildings for the land.
Provided a minimum lot size for residential subdivision on the land.
Enabled a range of additional permitted uses on the land.
The Sydney Science Park is also supported by an amendment to Penrith Development Control Plan 2014 (known as E16 Sydney Science Park) and is available on Council's website.
Background
At its Policy Review Committee Meeting of 14 March 2016, Council resolved to endorse the Sydney Science Park Planning Proposal. A full copy of the report considered by Council at its 14 March 2016 Policy Review Committee Meeting is available in the Key Documents section of this website.
We have prepared a Voluntary Planning Agreement (VPA) for the provision of local facilities and services, which commended notification on Friday 5 August 2016. The VPA is also available in the Key Documents section of this website.
